Your best bet is to reach out to friends and family and ask them for help, they want to see you succeed so they will help you with lead gen. 

I would bet that most title companies who get into the 1031 business don't know how to advise on or conduct much more than the simplest of exchanges. 

Or grading issue but I would bet more than you have some serious water coming off a valley in the roof without gutter.have to fix the water erosion issue first or it will happen again 

The qualified intermediary will also manage all of the funds during this transaction, so you want someone trustworthy and reliable in that aspect too. 

Having said all of that I will finish by saying finding qualified trustworthy people to help build your business is very important.

The best bet would be to find value-add properties there and buy and hold.

Your best bet is going to be running them close to where you are.

I lived off of those commission notes for first half of the 80s.. not always did i have to do that but I bet I stack up 100k or more of those notes and in early 80s that was real money LOL..

I bet they were 5k for the set.
