Both have solid tourism numbers and are airnbnb friendly.

Given their reliance on the tourism industry, it seems like Orlando would encourage, or at a minimum welcome, short term rentals. 

Nashville is a great market for tourism, however make sure you research the rental friendly neighborhoods in the city before you begin your property search.

In Michigan we are blessed with more beaches and freshwater lakes than anywhere else and a thriving (and yes pretty seasonal) tourism industry.

We are located on the gulf coast which draws our tourism and we are surrounded by multiple military bases which supports the long term rentals. 

We have a rental there as well and had no issues getting it rented out, however you have to know that the area is a summer getaway and most of the industry is tailored around tourism and healthcare for retirees who live up there full time.

It seems to me that investing in Kona may have some peculiarities due to the nature of the area as far as tourism, retirement, condos, etc.

I think that's due to the university and the large amounts of tourism to the town.
