Unfortunately he is still incarcerated pending an appeal on his case and I am not the professional real estate investor that he is.

The most deceptive content on the internet is half true and sprinkled with somewhat correct data and professional-sounding lingo to create an impression of profoundness.

Where I am, professionals called expeditors, most of whom are architects can review it for you, including a walkthrough some years ago costing me $150.00 per visit.

I finally got a professional in to finish the work, but based on schedule slip on my end and the cost of the handiman I ate into the margin I got on the purchase. 

Make sure the language added to the contract includes being able to reinspect to ensure that the work has been done and/or receiving a certification or receipt from a professional providing proof the work has been done.
