Each apartment has one full bath and one kitchen sink, no dishwashers or clothes washers provided (though at least one tenant has a portable clothes washer.)My calculations with the 47 degree groundwater in Michigan lead me to believe that a single 199k btu system, the largest I can feasibly and affordably find, may not be enough to support 4 showers and 8 sinks, even with water savers applied.

The type of work done would not usually require a permit like replacing missing doors, painting, replacing faucets, replacing plumbing shutoffs and associate external hoses, adding plumbing stops to every sink and tub, repairing a steel fence (this took a lot of time, required core drilling and replacing retaining wall stones), glue top stones on existing huge retaining wall (should have already been glued as the wall has a permit as it is maybe 15' tall), fixing a garage door, adding insulation, adding drywall to existing framing, adding a closet, yard cleanup, repair the built in BBQ, change of many door knobs, etc.

It includes closet door track not completely smooth, blinds not holding up well when pulled up half way, balcony floor has weather stains, two cabinet door laminate some peeling, etc.

Without too much data to back this up, I'm guessing that they put more emphasis on the kitchen and baths so i try to make those areas stand out a bit.In second bedrooms I usually take out the clothes bar and get one of those rubbermaid wire closet solutions that brings in shelves and double the hanging space.

And by move-in ready, they meant all appliances, washer/dryer, mini-blinds on all windows, shelving in all the closets, working garage door remotes, garbage disposal, etc.In my opinion, the extra $1500 it takes to get a house from where a typical rehabber would sell it to where it is absolutely complete is very, very much worth it.

What I mean is that it needed some paint, a closet door or two, and some ceiling lights installed.Appraisal came back at 30k which was right on target with all the wholesale sales numbers in the area.
