Other office tasks, such as, monitoring leases, processing payments, managing tenant requests and handling the bookkeeping can be automated with your software of choice.

You don't need a real estate license to be a handyman, take inquiries, show units, or perform bookkeeping.  

Not worried that I won't collect my $ back, but the bookkeeping gets complicated and I worry I won't remember to collect all the payments.It's just something I started doing because one owner couldn't afford to fund an operating account and had trouble covering her note if too many repairs came out of rent. 

Two companies, hugely more protective from a liability standpoint, and much simpler from a book keeping standpoint than 5+ LLCs.

I will except some negative cash flow to have help.I have someone that does bookkeeping, gets rent from po box, deposits rent, and sends late letters.  

Therefore; we need to hire a bookkeeper and an office person for administrative duties to get out from under that, as it sucks up too much time.
