However it could be location,  Common area, size, laundry, tenant qualifications (in rough areas you are not going to get many tenants with unblemished credit), parking, look of surrounding properties, etc.   

The other markets might be as well, but what I know about my market is we saw 2% appreciation throughout our mls last year despite the national news of real estate being in a decline… we are so insulated from the “bubble” conversation.

Columbus OH for example is a popular choice, with the city experiencing impressive property appreciation surpassing the national average.

Alabama has the second lowest property taxes in the nation behind Hawaii. 

You may have to have a special relationship with the mayor, or stick to trailer parks that are already zoned for this use.

We would treat this like a code violation for parking on the grass or having trash out front.

I found the county criteria which reads as:"Property must be minimum of 1 acre, meet the underlying zone district, have adequate parking, meet the requirements set for by the Wildfire Hazard Overlay District, have valid water and sanitation, have legal access, use the primary dwelling unit, be free of violations, and have no substantial detriment to the intent of the Zoning Resolution."
