@Zev J. no, you rent first at a lower amount with existing tenant and the let the property marinate while gaining appreciation.

I'm hoping that works out because of the 4 bases shared between the Marines and Navy which could be(correct me if I'm wrong) prime for tenants.

Which I had to shut down - she was considerably larger than me, but as a former Marine, not many actually intimidate me.
