I will always ask upfront, "Do you mind if I stick around during your walk-through" and then before I hand them the folder, I will always say, "I certainly don't want to do your job for you, but I have some documents here that will give you more information about the rehab I did, the money I spent, and some of the comps I know about in the neighborhood...would you like them?"

I can also save some more money if needed, reason I do not have as much saved is because I am in the middle of a BS lawsuit and I have spent six figure on lawyers but case should be over soon and I am hoping I win as the other party basically have given up.

I have an employee that bought a 40X15 (600 sq ft) prefab metal building for 11,000 then spent 7,000 turning it into a home, for the 7k he was able to super insulate it , create a single bedroom, a full bathroom with laundry, and a small kitchen.
