I just talked with a Behr Rep and their new Dynasty line of exterior paint is expected to last 20 years, and that's in the desert..Personally after having been in the painting industry for over 40 years there is no paint that can be guaranteed to last 20 years.

A huge chuck of money doesn't guarantee a good ROI, I wish it did, I would recommend the 3.5% house hacking, 1,2,3 or 4 units with 4 units being your max.

@Derek Morrison,To buy a property in a 401k you need a non-recourse loan since as a "disqualified person" you are not allowed to provide a personal guarantee for the loan.
