Are you prepared to deal with a sink full of dirty dishes on a daily basis, or your tenants having friends over late into the night?  

It is pretty much turn key with new flooring, walls, finished basement with washer/dryer/dish washer in each unit.

The host had their personal belongings in the closets, cabinets were stuffed with mismatched and chipped dishes and pots and pans, spice jars and inside cabinets were filthy, no tin foil, plastic wrap, washer/dryer soap.

Owners trying to rehab themselves often don't know little tricks such as adding a spoonful of dish soap to their mud to help eliminate air bubbles (and thereby, an additional coat), or that the process of coalescence in exterior paint is negatively affected by an ambient and/ or surface temperature below 50 degrees.Being from Cleveland, unfortunately I can't much help with the Milwaukee area.

But you would have to be ready to dish out $1k per month for possibly 1 or 2 deals (depending on your market of course) but that one deal (again depending on your market) can net you $5-10k.

I did once have a tenant who didn't keep the place in what I consider "showable" condition (dishes everywhere, clothes on floor, dirty bathroom, etc).

As to the grease, buy her about $10 of dawn dish soap. explain that even a little grease can clog a sink when it hardens.

Different people have different standards however if you see something that presents an issue (dirty dishes all over the place, trash not taken out regularly, etc.) you should mention it as a pest control measure.

Put $500 down and now I had to dish out $200 for the LLC.
