I have only flipped 3 houses so far with varying hours dedicated to each...My first flip I ended up doing the interior painting, exterior painting, hardwood flooring and the kitchen tile backsplash and some miscellaneous punch list items.

The property I am buying will require mostly cosmetic updating in the interior (drywall repair, painting, and flooring), minor exterior repair and painting, and light foundation repair.

I'm guessing that they don't want to show the interior to every looky-loo so they write it that way.
