@Todd Burton  I love that you just put it out there...Here's a final challenge for anyone still on the fence regarding Morris Invest/Oceanpointe.

This is a fine balance and if set to low you might start getting complaints.  

I am sure the dude is a fine person.

Looks like I am walking a fine line.

But I’m going to talk to title insurance Monday before I make a final decision.

I would let the Buyer know that you are not making the repairs, get a final contract drafted with all the terms you want and give them 24 hours to sign.

Better to be safe than pay a fine. 

Basically the immediate benefit of selling is the down payment I get and can use for other investments, but I wouldn't be in a bad position if I didn't have that down payment.Just trying to make a final decision to sell/owner finance or just keep as a rental.  

I also know that many renters are walking a fine line when it comes to paying their bills.

  :)I reread some of my post and wanted to add something: One main reason to make sure to get permits "finaled," is some building departments may make you bring the work up to current code, when you try to get a final inspection.
