@Eric Fichera Buy A/B located properties, keep up with all local permitting & licensing, use a well drafted and fair lease, don’t unreasonably withhold deposits and be a responsive landlord or hire a responsive PM and you won’t have anything to worry about.

Most others who got their checks first and then went to get repairs done found that their checks did not even remotely cover their necessary repairs.The longer you wait to make repairs, the worse the damage gets - wet things in hot humid weather grow mold FAST.To hire a public adjustor or not - most will say yes - I say, depends on the person.
