I chose Oklahoma City, OK partially because I have a long term rental out there already - a quad that is a mix of long term and medium term units.

It seems like a great opportunity—it’s located in a charming, small community surrounded by the national forest, just minutes from a major ski resort.

There are going to be some very small pockets you'd probably want to avoid, but even those aren't that bad compared to other cities' bad areas.

I do have some investment properties in Panama City.

The city is seeing massive investment/revitalization.

It depends on the market, but more densely populated areas like New York City will have more sales in a closer radius than a suburban market.Starting with 6 months back and 1 mile out is a good start.

There are drops in other areas including big cities and rural areas and areas that are losing population.
