If no violations are found during a rental inspection, the L&I Commissioner may delay the next required rental inspection one additional year from three years to four years.Change the fee assessed for a second rental re-inspection from $25 to $125.Add language reiterating that regular rental inspections are a condition of a City rental business license.Add a civil fine of $500 per rental unit for failure to register/obtain a rental business license.Add a civil fine of $250 for each violation of the housing code if the violation relates to a rental property or a vacant property.

As to a small company, closing companies are highly regulated, insured and bonded, even if it's a one man shop, it's the title company that insures and they are approved through the state insurance commissioner, so I suggest you just make sure they are authorized agents of the title insurance company and if so, you really have very little risk, your checks should be disbursed the same day of closing if you close in the morning, so they can get a final clearance.

Interest rate futures show a majority of market players leaning towards a 100 basis point cut rather than 75 basis points [FEDWATCH].This would follow an emergency 50 basis point cut earlier this month and leave federal fund rates as low as a wafer-thin 0.5 percent.Reuters polls also show economists are expecting a half point cut from the Bank of England's next meeting on Nov. 6 [BOE/INT] and at least 25 basis points from the European Central Bank [ECB/INT] by the end of the year.

I'll speak as a past commissioner of a large PHA with Sec. 8, regardless of any landlord agreement concerning overnight guests, they can be reasonably limited so as not to provide housing, but a tenant has the right to quiet enjoyment as Josh mentioned, that also includes use of the property and your neighbor has the same rights.
