I am not a lawyer and this is not legal advice, but this sounds a lot like double or dual contracting, which is illegal in Colorado.

@Farris Gosea@ERICA MORISCOAs someone dual licensed in Illinois and Indiana and selling in both Aurora/Elgin and northwest Indiana, we do have to keep in mind that getting renters is far easier in Aurora/Elgin.

Having dual citizenship has its advantages, so you are fortunate in this regard. 

Before I was an agent I would BLOW EVERYONE up as a buyer(usually I was in a dual agent situation so I offered that extra commision on the table as incentive) and would find myself on the top of the pile and getting in contract.

Technically, it could turn out not so well as the agent could be entitled to both side of the transaction as a dual agent, receiving both the listing and purchasing commission- actually standing to make more in some cases (the full commission and not the split commission), in some scenarios without being the 'procuring cause' of the sale. 

In Chicago in a RT-3.5 zone, you are allowed to build a dual pled units or SFH.
