remember these people are in a highly stressful situation.. most will not even give you the time of day.we had a door knock team in my day of doing this.. 3 crews male and female.. needed the female to get in the door.needed to knock on 100 plus doors a week to talk to maybe 2 or 3 folks and land one if we were lucky.. the chances of you picking  one property and making it work is highly remote frankly.  

I had three Asian people in their 20's who all claimed to be working at different jobs/companies.

Nathan, that is fine, but you are not questioning someone about their personal lives (ie your SO is doing laundry when you are not there) - its fine to set rules, its not ok for a LL (especially a male LL) to comment about a tenants (esp a female tenants) personal life. 

This was on a 46 year old female, non-smoker, preferred.

My cousin has tried explaining that his name is a common Asian name but the underwriter's unfamiliarity with names of other backgrounds appear to be a hurdle here.

I don't know but they have to be taking a big chance.....imagine a young female in a house full of young male nurses/doctors/etc.....an accident waiting to happen.
