Do managers that advertise 8% only do 8% when there's a bundle of doors to manage?

Wife and I are both self-employed so acquiring a traditional mortgage is challenging based on our "on paper" income.

Do you have experience managing renovations if needed? 

I have 0 experience managing STR properties, but lots of experience using Airbnb from my travels 😅 I am halfway reading Avery Carl’s book on STR.

We are unique and build from the ground up, all in-house, and I already own all the land to develop. 

Having said that I was contacted by 2 RE companies, RPM Sunshine city and NewWestern Tampa and I would be more inclined towards RPM since they gave me detailed information regarding market.Does anyone has any experience of buying with them?

I am based in Virginia and licensing requirements here seem manageable.

I graduated from college in May, and I am currently doing business development (sales) for a property management company while studying for my RE license.

And I suspect urban centers will be better insulated against these shocks than their rural counterparts.
