Just wanted to chime in from a tax perspective, something to keep in mind and plan to have some discussions with your CPA:Using the property for personal use during the year will prevent you from recognizing some expenses on your property.

Keep in mind owning rentals isn't for everyone.

Most properties are landscaped with water conservation in mind and therefore you don't have the expenses or hassle of maintaining large lawns, high water bills, large tree maintenance, etc.

Given the single tenant, I haven't had to solve this problem, it is however on my mind.

Keep in mind turnkey companies do get bulk discount from their subcontractors and vendors, some company pocket the discount for themselves, some company pass onto the discount to their customers and offer a great price.

Keep in mind even their prices can vary widely, and until you have more experience, it will be hard to differentiate between reasonable and not. 

Like any investment, I always want to be mindful to not act on emotion. 

You also need about 20-30% down on land loans so keep that in mind!
