In our market it is important to make sure they are a licensed broker, carry adequate GL and worker's comp (and name you as additional insured).  

What is the service life on this piece of equipment.If it has capacitors the service life could be 10 years, or they may have a service life of more than that, but they don't live forever (what about repairs?).

@Joshua Martin,If there’s a chance you’ll sell next year, a HELOC might be the better move since it typically has lower upfront costs compared to a cash-out refi.

I go there twice a year and clean it while there to maintain it. 

Looking for any and all other ways to continue to learn about the space, with the current goal being to familiarize myself enough with it to be able to start taking action in the coming years.
