I was able to negotiate about 10% discount that was purely circumstantial, I'll let time do the appreciating passively instead of running a 6 months construction project with holding cost.

As things with real estate are starting to pick up for me I'm now getting to a position where I could feasibly have more than one project running at a time and am trying to look at options for how best to keep these straight and on top of all the deadlines.

Any taxes or other issues that I may run into down the line?

You can outsource and automate all you want but when you run into your guests in the driveway and they want to talk you can't just walk away....your reviews will reflect that.I used $1100 and $437 as a real example. 

E.g. you could have adjustments for extra garage, carport, bedroom, etc.So when doing Comps for a typical wholesale or Flip deal how many of these adjustments do you typically run into?

I've called regional and asked around, for Colorado, they may have to take off all drywall to check the electrical was run correctly.

If it is, I would do whatever I could to get good paying tenants in there right away,  If it is vacant, you are going to be running through cash like water through a sieve. 

But, in the long run you may be better off, as the house I purchased through them in Palm Bay has been a lemon, requiring one fix after another.

If you're wanting to use a GC instead of running the project yourself, then I'd ask a couple in the area what their mark-up is, and calculate using those numbers. 

Hi all,I tried Magicplan and found that it could not create a floorplan using my Android tablet's sensors as advertised and it's room-focused approach made doing a manual plan very difficult.So I thought I'd see if anybody has any recommendations.. here's my wish list:1) runs on android2) can either: scan walls to create a floor plan as I walk through a property, OR, allows me to enter in exterior walls, fix them in place, and then add rooms within either as walls or objects.Bonus:3) can send the plan to something that runs on Windows for further editingI'm looking forward to whatever you got!
