I've been "analyzing" some properties on Zillow for practice and to see if this would even be feasible for me to accomplish, I haven't found any properties under 4 beds that would cash flow, however there are properties that have more rooms within my pre-approval price range that look a lot better on paper.

Hey @Jay Ritchie - From our experience here in Chicago, we typically see new water/sewer lines range in cost from $16-24k depending on the depth of the trench, distance from the street to house, and just different contractors.What area of the city are you in?

Average price in West Houston is around $314k, but wondering if I should look for something in the $250k range.

There are lots of multi-fam investment pockets in the greater Boston area, some really great to live in, but really depends on your financial situation / down payment.General advice- The vast majority of multi-fams in the Boston area are very old builds.

If there are roof issues, trees over hanging the roof, debris in the yard or whatever client's are getting non-renewal notices.The vast majority of insurance carriers are unprofitable or have just now started to return to profitability from several bad years.

Air BnB's and property management are two VASTLY different areas and what you've learned being a co-host does not necessarily qualify you for PM. 

Your initial lien doesn't have to be EXACTLY that amount but somewhere in that range is reasonable.Hope that helps.

The net outcome of a lower quality tenant ranges anywhere from nothing to catastrophic, but you probably understand where I'm going with this.
