As it turns out, not much rentals available, so the prices have gone up a bit.....A Few Lessons Under The Belt:1.Not ever bank like financing fixer uppers. 2. 

The property rental insurance (landlord insurance) and my personal umbrella policy cover me for my current involvement in my properties.We discussed liability, slander, libel, broken legs, dog bites, defamation, etc., as it applies to being a landlord.

If you can fix up your home and make it nice as the others without spending an arm and leg, the spread is equity.

We would likely have to add additional egress point for the upper unit via a deck and some stairs. 

I am just starting out, but I my hubby and I did really well on our first fixer upper, and want to continue the wave here pretty soon.

I have professional experience in construction and a ton of residential renovation contacts in the area, so I believe I have a leg-up on the rehab side. 

I would like to grow a portfolio of properties over the next 5 years with cash on cash return as a focus, cash flow positive properties, and value add properties (fixer uppers). 

We have become extremely creative, and have narrowed our search down to a triplex fixer upper that we would house hack.

Wanted to see if anyone who either is or knows of an attorney in the Winchester/Front Royal area who could write one up quickly and won't cost and arm an leg.
