I've ruminiated on this topic a bit, we are 50 now and in good financial shape and stand to inherit in 10-20 years when we absolutely will have no need for more money. 

Manager said when they replace unit they replace flue because shape on new ones is different and/or Dept of Bldg and Safety require it.  

The houses were in much better shape than other rental homes for sale that I looked at in the area.

The ARV was $189,000.00 and the home was in great shape.  

Consider having the peace of mind of a long-term tenant (you're not worried about short term trends and occupancy - assuming you've screened and placed a quality tenant).

Personally, I'd be very conservative in my revenue projections on something like this just in case this trend continues. 

If cabinets are in excellent shape, leave them alone.Accent wall adds no value.Would need photo and layout of existing bath and proposed bath and total rehab cost to tell you what value it adds, my guess is it adds $5000 in value or less.
