As far as the profit, well that didn't pan out to my calculation since there is always hidden costs and the contractor came out to high at the end.

Especially if the tenants have small children, you have to clearly communicate what items are forbidden to go down the toilets (baby wipes, bleach cleaners, etc) and let the tenants know if they plug the system they are responsible for having it cleaned out/pumped.

there was a leak in a pipe underneath one toilet and that plumbing (and floor) was repaired, the main stack pipe in the basement was replaced and some minor unrelated repairs were made (one sink was missing a pipe - seriously, some drain clogs, etc).In the duplex I bought on July 31st there was a plumbing issue prior to me buying it (2nd floor bathroom pipes).

I'm going to be dropping the hammer on some guests who stayed over Christmas, were SUPER PICKY about everything and had me scrambling on Christmas Day to find pots and pans that didn't have superficial scratches on them... and then left the place a total mess, didn't follow any of my check-out instructions, my housekeepers picked up an entire garbage bag worth of trash - and it was just two people!

to answer your question - yes the 3,000 is on my tax return, but only for one year.thanks for the Co-borrower game plan - didn't think of that one, although the only person I can think of doesn't make enough money to qualify for a roll of toilet paper Hopefully there are other loans besides conventional that I can explore
