I agree it is a tough decision, but at the end of the day, this is a business and they should live where they can afford to live, whether that is on your property or elsewhere.That being said, you have every right to improve your property and allow for a better quality of life for someone. 

Lead Sherpa is a quality program, but its not cheap.

I understand the arrangement is certainly different, but from a practical standpoint it isn't much different than a licensed GC staffing a team of laborers, who are actually doing all the work, and the GC checking in on quality of work.  

@Keaton WrightGiving quality and sometimes very detailed answers in the forum takes us quite a bit of time (and therefore money) for which we're not remunerated.

Glad you found someone Jon, I really hate seeing Business Owners struggle or go under because of low quality Bookkeepers that don't make accurate financials for the Owners to make better decisions.

The new GC will likely want to inspect the previous GC's work to ensure it meets quality standards and to identify any potential issues.

.- it is important that some of the furnishings are quality including common area seating and mattresses.  

I use quality TP from Sam’s Club and supply 3 full rolls in each bathroom, adding a fourth for up to 7 night stays.
