I am purchasing the homes at fair market value and close next month.The engineering and city applications are already submitted for the subdivision and signs indicate it will be approved or else no deal.I have the homes under contract and the property owners have signed another listing agreement to allow me to market their homes to the next buyer.

In truth, we went over the existing tile and engineered hardwood in the living room, dining room and kitchen to save money.

I'm employed full time as a sales engineer so real estate investing would be more a side project for me to earn additional income.As some of you may know, the Boston real estate market has been booming recently so the Boston metro area is probably outside my wheelhouse.

I make most of my living as a locomotive engineer but my true passion is real estate.

I'm not sure about the brain drain because it was published when Amazon was looking for an additional HQ that engineers are hired faster here than any other city. 

Central banks whether the Fed, the ECB, the BOJ, the PBOC, etc have collectively pooled together their great wisdom and economics savvy and financially engineered a recovery by reflating old bubbles and creating new ones.

I applied to PG&E over 8 months ago to get a separate meter, and it's still in engineering.

You cant have construction drawings unless you have a civil engineering company with you and you cant have a engineering company with you unless you have a property under contract ..So, i would put that property under contract and then start engaging an architect to get a layout/construction drawings and once that is completed .. close on the land ..
