Not sure what your budget is, but if you’re looking for an affordable place to get started in and don’t mind a little cash flow, Chattanooga may be worth a look—I definitely second what @Tim Ryan is saying about the city.If you’re willing to venture into nearby states, there are plenty of similarly affordable markets in Alabama, Georgia, and the rest of the Sunbelt as well.

Is there a band-aid fix that you can do in the meantime that might stop the mold issues even if it doesn't address the foundation issues right away.If you are going to consider selling it at a loss the question doesn't become how much money did you lose on this deal but rather how much money can you make from the money you would be able to get out of the deal.

I would venture to say that it might be worth your time to pay the rent directly to the new landlord to get rid of a problem.

Primary mortgage rates aren't terrible currently, hovering around 6% and a quarter, depending on the borrower, so I wouldn't let this stop you from taking action.

They aren't paying the bank and I'd take that as a strong indicator that at some point in the near future, they'd stop paying you too.All the best!

Maybe God can help them, but I give up lol  its like any of these deals  about 10% of folks that pay gurus actually do venture out and succeed.
