Not sure what your budget is, but if you’re looking for an affordable place to get started in and don’t mind a little cash flow, Chattanooga may be worth a look—I definitely second what @Tim Ryan is saying about the city.If you’re willing to venture into nearby states, there are plenty of similarly affordable markets in Alabama, Georgia, and the rest of the Sunbelt as well.

Is there a band-aid fix that you can do in the meantime that might stop the mold issues even if it doesn't address the foundation issues right away.If you are going to consider selling it at a loss the question doesn't become how much money did you lose on this deal but rather how much money can you make from the money you would be able to get out of the deal.
