If you want cash flow with no appreciation unless you have a clear cut way to own 50 to 100 of these low end SFR's over a fairly short time span the I just don't see the point... risk is far to great at least in my mind.

You can see the owner-occupancy rates in each neighborhood or zip code, along with other data like median income, median rents, how many families live there, etc.Plus, it has HMDA data (Home Mortgage Disclosure Act) and you can see what home mortgage activity has been like over a five year span.

Thats with an accurate estimate of bot ARV and repairs.I did not read your whole post as it is too long for my attention span, but I pull comps as follows: 1 mile radius+/- 10% sq.ft.Same # of storiesSame constructionFrom there, I will narrow down by (not in any order):Pools +/- $12,000Lot size +/- $1/sq.ftBed/Bath +/- $5000-$8000Garage +/- $4000/garageI favor remodeled comps and comps in the neighborhood, but an appraiser will rarely use all comps from one neighborhood.These values are for my market and I adjust them after reviewing more recent appraisals.

Not excited about Radio Shack or Sherwin Williams.At least in my state those brands have been dying off and closing down.You need to drive a 2 mile ring radius and know what COULD go in there if they fail and for what price after TI improvements.Non-recourse is great but you still have to put a chunk of cash down so have to make sure and protect the down payment.For paint unless you are in an affluent area most people go for Home Depot,Lowe's,Wal-mart for cheap prices.Same thing with Radio Shack unless it is a specialty part you cannot get anywhere else.I would really want to see their financials for that location of both businesses and how they have been performing over a span of time.
