It's a much more sophisticated crowd that remains though.

It's very easy to mistake our perceptions for what the market thinks, but it frankly doesn't matter if I would want to live my properties or not - it only matters whether or not my market considers the property to be in acceptable condition.All of my rental units have extremely strong cash flow - and it's not because they're the nicest properties in the neighborhood.

I think OP was talking about the connotation/perception.

Please rate the "investor" for me, sophisticated or a first timer?

For the most part, agents would you say the show is an accurate perception of the life of a licensed agent?

The are not the most sophisticated Real Estate Investor who deals with 32 or 50 or 100 units.

I've actually met some pretty sophisticated investors at some of those things.

The algorythms used by the credit companies are very sophisticated and sometimes make no sense at all..and are not easy to predict.

What I'm really worried about is that they have a child with respiratory issues and the perception/reality of soot and chemicals smells getting into the fabric couch etc.  

Most people with cash to purchase real estate are sophisticated enough to search MLS.
