The idea of not having any weight on your shoulder.

Such a weight off my shoulders, so much more energy and enthusiasm back for investing.

Broken doors, head and shoulder shaped dents/holes in walls, cigarette burns on counters, iron shapes melted into the carpet, cracked toilets, etc. it had to have been one hell of a party.

I hope you do have a good head on those shoulders!

Believe it or not I will not take income if I feel I am not doing the right thing - so  I would let the tenant out of the lease and give them all their money back - because I dont want that weight on my shoulders while I try to get a repair that big - that is out of my ability - completed.... 

It's good for busy professionals because the maintenance and repairs are the responsibility of the tenant so everyday property management and expenses are not on the shoulders of the investor.

Even very experienced RE folks pay big money to be in Mastermind Groups those are not free they cost 10 to 30k a year to go to those meetups and rub shoulders with others who are successful and I know a lot of good relationships come out of those for many who pay the money and attend lots of good content then major party afterwards LOL.
