Hi - I’m interested in purchasing land and then build and use for rental.

I'm an investor in NJ, mostly in North Jersey but very difficult to grab multi families, anywhere south of Monmouth county there is more inventory and have a better chance of landing something that makes sense. 

To land another FhA without refinancing, the 100mi distance is going to be the main requirement OR underwriters want to see a major life change (having kids so you need a bigger unit is the most common scenario).

**Future plans**: After a few years, we aim to put a down payment on a piece of land and move the mobile home there.Our goals are to build equity in our current house while working towards owning a nice piece of land and maybe eventually building a nice house on it.

For example, 75% would be depreciable value attributable to the structure and 25% would be non-depreciable attributable to the land. 

Is a land contract an option?

And I am under contract with my wholesaler.however your not under contract with the owner.. so I think you are in no mans land and if it was sold bought vastly under-market I think the seller will prevail if they can prove they were lied to about true value
