In the future, if the only red flag is a house fire and hotel situation, you can always make a public records request on the former address at your police and/or public safety administration in your city/county.

Now, basically that wouldn't be much different than doing a short sale, which many banks have certainly gotten MUCH better at handling compared to 2009 or so, when they were flooded with requests and most had basically nothing in place to handle such a process, so many short sales turned into outright nightmares that usually went nowhere.

We have had the same tenants since we leased it in 2022 and fortunately they have been great- minimal maintenance requests, very easy to communicate with, and pay on time.We have a 30 year fixed mortgage on the property at 2.875%, the property cash flows about $1,200/month, and there is roughly $200,000 in equity in the property.

If you send the security deposit disposition to the address they rented from you with ADDRESS SERVICE REQUESTED written in the area between the address block and stamp you'll get a postcard back with the details if the mail is forwarded.
