also, there are parts of dallas that were pretty crappy, but so many large investors went in, razing the land and rebuilding.

@Anthony Lee - I am insuring with ACV instead of replacement, because in the neighborhoods I invest in, it costs more to rebuild the property than to simply buy another one.

I feel for you... although I must admit there have been inhabitable homes we got @ tax lien auctions we wished went up in flames only so we could rebuild them.But your damages are far worse & are going to be a lot more time consuming than anything we have ever seen.

If a burned to the ground property is a better deal for you to rebuild than the original owner I would bet people will be standing in line to buy it. 

In Colorado Springs, if you tried to pop the top of a ranch or rebuild from a tear down, you'll be in the hole pretty quick.

Think about it this way, many places will not let you rebuild back on the ground.
