It’s just math, but the challenge is more in the landlords psychology!

@Bosko Mijatovic All I can say is there is something that happens psychologically with people when it comes to payment for service.

I went through the painful process of switching servicers to Land Home.Joe was patient and flexible as I was fairly new to note investing.In the end, I left Land Home for another servicer only to come back to Land Home 6 months later when that servicer went out of business.No servicer is perfect, however I will say that the more time you put into building the relationship with your servicer the better things become.

I do have an expensive miter saw in my future, as it does pay to get a good one with a large blade, though they are a pain so having a small one and a big one is probably ideal.

Getting a loan for a residential property for an LLC can be a pain.

If you keep the @sshole tenant below, She's just gonna be a pain to whomever you put in the upper unit as well, and maybe the new upper unit tenant won't be as accommodating.

I agree that pretty much anything above $500k is guaranteed to cause some financial pain (at least in the early stages).  

For our market Christmas and New Years are huge money makers, so it would really pain me to close the first week of January.  

These are a pain so make sure the price is reduced accordingly.
