In the next three month the market fell giving back nearly all it had gained the previous 3 months.  

yes 100% financing is likely not going to happen. i say likely because I'm sure there is someone out there somewhere who would willing to take this on, but certainly not going to be an easy find. ground-up construction is more challenging as well, as you will need to evidence your experience w/ previous ground-up construction deals where you are on title. this is how lenders feel warm and fuzzy about lending you so far above and beyond the existing land value before anything is built on it. 

We had previously paid the contractor after work had been finished and after some time, we paid the fourth one in advance. 

I agree with the previous poster and for the same reasons.  

We have been discussing parking lots and self storage.  

The buyers had just cancelled escrow on another local house which had previously undiscovered potential foundation/yard slippage issues, which were found out during inspections.

Some tenants have been trained by their previous landlord to not contact them for any reason, they got upset.
