There should be decent cash flow and appreciation and it being directly next to my other property makes it much easier to manage.My question is: How, if possible, can I predict what kind of added value there is in having a double lot? 

Cash flow is hard to predict due to it being far in the future but If I look on rentometer putting 20% down at 2% interest i would have a negative cash flow of 125/mth.I was wondering everyone’s thoughts on this as it would be my first investment.

But quite dificult to predict seeing as the rent values would drop aswell.

The more costly one is to separate the meters which will be a costly upfront cost but your cash flow will be more predictable.

How do I get a strong ARV Prediction?
