Precisely "where" you should look will depend upon where the property is located.

Even though it is hard for attorneys to estimate with precision because of the open ended nature of the attorney-client relationship, the attorney should be able to estimate a range and give you reasons. 

I don't want to over-personalize your question, but to be precise, flipping requires knowing what your goals are in those 4 aspects I've stated above in #1. 

@Yehonatan Baran I do conventional, non-agency (sub-prime), portfolio, commercial and hard money lending, and that's the precise order I would go down with a file, your banker will review your file and structure the file and then decide which route is best for you, obviously you don't want to start with the worst terms and highest rates, the best terms start with conventional and end with HPML in the order I stated above.

These precise calculations might not be a good use of time.

Also, as @Mark Hove mentioned you can contact RE Agent or Appraisal who has access to MLS (or other systems) for more precise estimate. 

Flood plains are terrible precisely because of the extreme insurance costs associated with them.

I do use an accounting program that is simple and precise with keeping operating costs separate by categorizing everything.
