Unless it's rapidly appreciating it doesn't sound like a suitable rental anyway if you have to come out of pocket that much.

I had a cost seg done on one of my homes and trying to get one done on another from this company that rob with bigger pockets had done a set on.Every time I email them it says there email doesn't exist and cannot get a response.

I recommend looking into passive pockets and the syndication forums https://www.biggerpockets.com/forums/960 for reviews on syndications.
