My wife and I have kept the same live smart philosophy ever since our first home purchase. our current residence was purchased for $50K below appraised value and owner financed at 4% for a 30 year term. it has a detached garage that we converted into a 700 s.f guest house that rents for $1100/m.o. that only leaves a tab of $350/m.o that we have to pay for our 2800 s.f house on 2 acres in Southern California!
