@Mary Jay,Your self-directed IRA can lend to any non disqualified person as long as the transaction is "arms length" (you are not personally involved directly or indirectly and will not receive any benefit from the transaction).A truly self-directed IRA is held by a custodian allowing alternative investment options such as real estate, custodians such as Fidelity, Vanguard, Schwab don't allow this.

Not only does it not insulate you from liability at all, but ... in the event of your death/incapacitation, your business will essentially disintegrate.Truthfully it's just as hard to get a bank loan as a person as it is to get one as an LLC, and you're most likely have to personally guarantee any loan, even if they agree to lend it 'to your LLC'.

That’s not a big deal it’s just a cost and extra paperwork that’s all.The biggest thing is to decide what everybody’s role is going to be, It’s best to have one person as the point person for all communications with the developers contractors municipal authority‘s etc.

Unless I'm mistaken every town probably does their own, so New Haven only has the city of New Haven, not Hamden or West Haven or Branford, etc.I would also give showing up in person a try if you want to focus on JUST the city of New Haven.
