Many of these homes in the midwest can be old, and have deferred maintenance and the management of these assets (ie. handling Detroit winters) is often where the deal is made or missed.

In your case, you are probably better off buying a break-even deal in Tampa then a deal with $200 cash flow OOS.

Since you’re already diving into BiggerPockets, focus on clarifying your investment goals (house hacking, multifamily, or BRRRR), building your network with experienced investors and lenders, and most importantly, taking action by analyzing real deals.

Found T&H realty services to be pretty interesting as they provide both buyer brokerage service (to help me find deals) as well as do property management i.e. they are not full turnkey provider necessarily, but reduces some of the hassle for me I guess as an out of state investor. 

Either you feel its ok and no big deal or you recognize the pure degrees of despicable disgust. 

These strategies would will grow you cash flow safely without dealing with a bank.
