The PMC I left to start my own PMC had at least 2 "preferred contractors" related to key players in the office so high rates and poor service fell on deaf ears.

Hi, I own two warehouses with 3 siblings, and we have 3 tenants in the buildings. 

I wouldn’t move into the house because I currently own in a better neighborhood close by.Have they made it easier to get heloc’s for investment properties.

Are you currently managing your own properties or do you have a property manager because many times a property manager can perform the work needed for it to be turnkey.

Investment properties prove to be more challenging, but not impossible when titled in your own name.  

That's actually one of my pieces of advice for you... learn how to do your own book keeping so you know your P&L in real time at all times. 8) Hard to say without knowing the value of the place, CC&Rs, as well as any HOA fees/dues. 

No fees, no minimums, been very happy with them.Unfortunately the note I own is still paying out to my custodian (did checkbook after note purchase) so the money does sit idle.

As of today I own 13 doors; 3 of them UD student rentals and the rest in Wilmington.
