Hotel/Motel, Condo, Apartments all have had substantial rates because a lot of companies have either stopped writing the business or non-renewed it and the companies that will still write it have to take premium because of the risk they're taking on.I know that doesn't help you at all but my advice would be if you have an independent agent who you trust and like and believe they're doing the best they can for you stick with them and let them work all the markets for you.

The way I look at it, a parallel might be a renter has a right to play music on a radio inside the unit, but if he turns it up super loud and it bothers others- that should be stopped also.Good Luck!

You can’t stop the house from burning down after you incurred costs, but before you’ve closed. if you’re leveraging, you can’t change interest rate (much.) you can’t guarantee that you don’t have a year of rent loss because your state decided to put a moratorium on evictions. did you see the case in California where the guy sold his house but didn’t move out?
