The transfer tax bill you might have to pay on the assignment can be hefty, some parts of PA have a transfer tax in excess of 4% (and using a nominal dollar consideration won't cut it, since the PA Department of Revenue has a formula they use to set the value for which they expect to collect transfer taxes).The broker has kept this as a pocket listing so that he does not have to do a commission split; it's a commercial deal, that's how they like to operate.

It cant hurt to get licensed and if you decide its not for you and you don't capitalize on the benefits the costs are nominal and you can always put your license in referral or escrow at any time then the costs are nearly nothing.
