I have seen clients succeed working with local banks, but it is a hit and miss.

By that I mean - yes you may take what seems like a bigger hit selling the property at a loss but then it clears you to take what you learned, and the money you did get back, and move onto something else with this experience and education you got from tackling this project.

We are out of state so have a PM company but it's hit or miss especially on the accountability.

Resist that and give yourself some parameters and guard rails before it hits your account. 

YUP  when the GFC hit I had 450 loans out from my company in the mid west cash flow states from Chicago to Atlanta.. over 200 of them went into default over the course of the year..
