Not dissuading you by any means, you should offer what makes sense.

Like you said, advice to invest in duplexes might be great but if duplexes are rare it may not make any sense at all. 

You'll have to run those numbers to see if it makes sense.

For anyone else seeing this - Padsplits are a great way to cashflow and it's the only ways you can make rentals make sense with high leverage in this market.Evictions are more of a property management issue than tenant issue.

“Free Lunch” Aspect: Essentially, REPS does provide a “free lunch” in the sense that you can use real estate losses to offset active income now and still have future gains taxed at favorable passive rates.
