It's always best to check with the Magistrate that will be hearing your case--ask them directly what they consider proper service and the time frame of service they will accept.Local justices can strike down late fees and interpret your lease as they please.

Once they move out, put it on the market.No investor will buy it with the tenant in place if you are losing $200 a month, and if you try to show it while the tenant still lives there, they could tell the prospective buyers that it is a high crime area, that they get migraines after spending more than 4 hours in the house, or that there is mold in the attic.Also, keep in mind that if you have a current lease agreement in place, you will need to honor it.

So instead, I might just get the paperwork in order with them after that fact and make it crystal clear that the terms of the lease are not optional and this is a strike against them, even if you have come to an agreement and all is now well.Good luck.

It's a 3% down loan and they'll finance that 3% with a second mortgage at 1% interest, 15 years, fixed rate.From what you've presented, I think you'll be a lot better off buying an MFR and house hacking it.As far as your commute, anything inside 495 is a daily migraine, unless you're going opposite the traffic.
