I am going to upgrade each unit with a built in microwave to show that I am improving the units.  

I have seen pictures and discussions where people have skirted around this issues by providing a microwave, tabletop toaster/convention oven and a tabletop induction range.

I'd also include a small apartment fridge and microwave in each room, so tenants won't be eating each other's food and fighting about it and complaining to you about it.  

Section 8 will provide additional credits (cash), monthly for each amenity that you can provide, $20-40 monthly for a microwave etc.

@Wei HuangYour market will dictate whether you turn the split into an up-down duplex or keep it as an SFR.Here, we have student house where we have a kitchenette in the basement which has everything but a range and dishwasher (i.e. sink, fridge, microwave).  

I received a copy of the leasing agreements to confirm what I was told was documented, and this is what I found: According to the lease the owner has acknowledged the following appliances: refrigerator, stove, microwave, and dishwasher for Unit A.

We had a microwave/oven combo that was totally destroyed and had to be replaced (never cleaned, internal coating melted off and rusted).

What will probably happen, as it did for me, is they will start seeing things that need to be fixed - as they start thinking in terms of "At this new rent amount, shouldn't I have better.....fill in the blank....floors, microwave, air conditioner, whatever."

How many of you guys put in a microwave, minifridge, and other amenities like that?

One guy I never met, he would text me and say the money is in the microwave.
