When I rented my first place in Arizona, I merely told my landlord what I did for a living, and he didn't even do a background check on me. 3 years later, having never missed a rent payment, and leaving the apartment in fantastic condition, he sent me my security deposit back in full along with a letter of thanks for being a great tenant.

If you find yourself an agent that has an investor network and use the MLS to sell this thing at an incredibly aggressive price it will sell in mere days.

Also, you moved quick and beat another buyer by mere hours, so it shows the importance of speed.

If it's merely stopped up it isn't that much to have it cleaned out ($250-$500) depending on the situation....I would recommend having a camera inspection done at the same time of the snake job.

Not a criticism, merely an observation.  

Some older established high end communities have boilers for example, ultimatley the transition is to to forced air however in some cases you may want tor retain the boiler system as it is a "lifestyle choice" in that area (this is merely one example).

Up here - where winter tyres are just coming off - the mere mention of finished concrete floors makes people wince ... unless they are over a conditioned space (such as above grade stories in a commercial building) or a well insulated slab with {hydronic} radiant heat.

Just giving people an update...When all is said in done, I'm looking at being over budget by a mere $321.

For me, RE investing is about CASH FLOW to grow and sustain the business and NET WORTH for purchasing power in retirement.
